Detach Yourself From Your Home

The most important step that many home sellers have a problem with is "frame of mind". What do I mean by this? From the very minute we form a relationship to get your home sold for the most money, in the least amount of time and with the least amount of hassle it's imperitive that we're both on the same page. Your home ceases to be your home and becomes only a piece of property. Nothing else, nothing more, its just a means to an end, a vehicle to get you where your going. Emotional attachment can be your very worse enemy during the sale of your home. Believe me, I have seen it over and over again.

Yes, First Impressions Do Count:

Make sure your front entrance is clean and inviting Paint or replace your front door (if it shows signs or wear) You only get one chance to make a first impression. There are several simple ways to improve the exterior appearance.

1. Mow the lawn, trim the bushes, weed and edge where needed 2. Make your plants and trees look alive. Water them regularly, remove or replace any dead or scragley ones 3. Pressure wash sidewalks, drives, curbs and exterior of house if needed

4. Repair fences, out buildings or decorative items

Decorate For A Quick Sale

Replace faded wallpaper Repair worn woodwork Paint a neutral color over walls that look old

Let the Sun Shine In

Open draperies and curtains. Let the prospect see how cheerful you home can be Turn on all lights during evening inspections

Simple Repairs Can make A Difference

Repair loose doorknobs, sticking windows and doors, warped cabinet drawers, broken light switches and other minor flaws. These defects detract from the value of the home. (Remember, when prospects see things that need attention they begin to worry about what they can't see).

Organize From Top To Bottom

Remove all unnecessary articles from your closets, attic, and other storage areas. Spacious rooms (particularly storage areas) are a great selling feature Consider having a garage sale to dispose of unwanted items Investigate the cost to store some items. Safety First

Safety First

Keep stairways clear and avoid a cluttered appearance. This applies to all rooms and areas of the property Do not overload wall switches

Make Your Home Sparkle

1. Open draperies and curtains. Let the propect see light Keep your windows clean Steam clean (or replace) your carpets 2. Glue back any peeling wallpaper 3. Remove ashtrays and throw out the trash (It's important to give a good impression on how you have maintained your home) 4. Wipe down all window sills and frames 5. Dust EVERYTHING, including the baseboards, ceiling fans, light fixtures, shelves and blinds

It's A Fact: Bathrooms and Kitchens Sell Homes

1. Check and repair caulking in bathtubs, showers and countertops Display fresh, clean towels and make the room attractive Spray a light fragrance and make the room smell pleasant 2. Kitchens really need to sparkle 3. Remove anything on the cabinets that are not absolutely necessary (make that counter space look large

Arrange All Rooms Neatly

1. Remove excess furniture Use attractive bedspreads and freshly laundered curtains. A good way to do this is to start packing. 2. Open up the floorplan as much as possible, allowing the buyer to start visualizing their furniture, theie paint colors and their stuff in each room 3. De-personalize the home as much as possible, too many family pictures and personal items will hinder the buyers from picturing this as their home

Don't Cause Controversy

Remove any signs or posters that might be controversial or offensive to prospects

Staging your home can be extremely valuable not only in the showings but leading up to getting better offers. Space, Space, Space is the goal, if need be, hire a staging professional.
