Pawleys Island Real Estate - 1031 Tax Exchange

Posted By: Doug Procter In: 1031 Tax Exchange

1031 Tax Deferred Exchange: Dodging the Capital Gains Tax Demon

Some savvy investors have always understood the importance of the profitable real estate market. Many of them have discovered a powerful tax strategy, the Internal Revenue Code Section 1031 tax-deferred exchange.
Using a 1031 tax-deferred exchange, a property owner can trade income or investment property without paying any federal income taxes on the transaction, keeping substantially more of the profit from the sale. With the capital gains taxes deferred, he or she is able to reinvest all of the proceeds, including the amount that would have been paid out in capital gains taxes. This allows the earning power of the tax-defe...

Down Payment Tips

Zero down loans are (almost) entirely a thing of the past. While many wanna-be buyers are tucking their down payment pennies away, many of these folks feel that they’re missing out on deals in the meantime!

Here are my top 7 tips for coming up with those critical down payment funds:

Know how much you need to save. We all know that to reach a goal, you have to set a clear target. So, first things first: figure out exactly how much of a down payment you actually need. If you have a credit score of at least 620, you may be able to qualify for an FHA loan that only requires a 3.5% down payment. (For a $200,000 house, that’s $7,000.) Check in with your agent and mortgage broke...

Spouse Jobs Program to Relaunch in October

By Elaine Wilson
American Forces Press Service

WASHINGTON, July 20, 2010 -  The Military Spouse Career Advancement Accounts program will resume Oct. 25, but with some significant changes to the popular spouse employment program, a defense official announced today.

Changes include a reduction in the amount of financial aid, a change in the population eligible to receive that aid - from all military spouses to spouses of junior servicemembers -- and more robust counseling services.

These changes bring the program, commonly known as MyCAA, back to its original intent of equipping military spouses of junior servicemembers with portable careers, such a...

Tax Credit Closing Deadline Now Sept. 30

By Amanda Okker, RE/MAX Times Online Editor

U.S. homebuyers who are eligible for a Homebuyer Tax Credit now have until Sept. 30 to close the transaction and receive the credit.

Congress has extended the closing deadline, which had been June 30, by an additional three months. President Barack Obama signed the legislation July 2.

The action affects an estimated 180,000 homebuyers who were under contract by April 30, but because of circumstances beyond their control, had been unable to close on their purchase by June 30. Short Sale and REO transactions are holding up many of these closings.

Congress Abandons Critical Housing Programs - Again

Realtors have been urging Congress to pass a comprehensive National Flood Insurance Program reform bill all year. We conducted a Call for Action in April, testified at Congressional hearings and urged action during our midyear hill visits. Yet once again, Congress left town before reauthorizing the NFIP and the Section 502 Rural Housing Program. As a result, thousands of transactions have come to a stop, again.

The NFIP and the Section 502 Rural Housing Program are critically important to Americans and the U.S. economy. The real estate recovery can’t afford prolonged Congressional inaction.

Regardless of your location, rebuilding ou...

Murrells Inlet Real Estate - Are Short Sales Your Cup of Tea?

Posted By: Doug Procter In: Murrells Inlet Real Estate

Short Sales Are No Bargain for Buyers

Short Sales happen when home values fall and sellers do not receive enough cash from a buyer to pay off their existing mortgages, providing lenders agree to take less than the amount owed to them.

On the surface, it may appear that a short-sale buyer is getting a good deal. Although a slim margin of short sales may be profitable for a buyer -- because there are always exceptions -- much of the time, a buyer would be better off buying a home that is not in default.

10 Important Tips to Successful Real Estate Investing

By Paige Tepping

RISMEDIA, May 26, 2010--When it comes to investing, everybody has certain goals and aspirations. However, we have found that there are certain guidelines every aspiring real estate investor needs to know:

1. Compare property values and rents
Financial statistics only go so far; the best measure of a property's market value is often the sale prices of nearby properties. The same holds true for area rents. A low price can often be justified by a reasonable rent; renters who can afford a high rent can afford to buy instead, so reasonably priced rent is a must.

2. Pay attention to tax laws
Don't base your tax investmen...

Prince Creek Homes – Slowing the Pace of Life

Many different kinds of people have called the part of Murrells Inlet that is now Prince Creek their home through the centuries.  Before colonization, Native Americans left their footprints here.  In the 1500s, Spanish explorers settled the area and claimed it in the name of their country.  The 1600s brought English colonists and the land was used as a massive rice plantation.  Pirates even make an appearance in Murrells Inlet’s history, having hidden in the winding creeks waiting to ambush and plunder goods from the English settlers.  Today, residents of Prince Creek real estate need not fear pirates.  On the contrary, these laidback peop...
